Alternative Investments

Within the broad spectrum of alternative investments, our focus is directed toward real estate and venture capital—areas where we bring deep expertise and long-standing institutional experience. Our current activities include:

Heitman

Drawing on more than two decades at Heitman LLC, a Chicago-based global real estate investment manager established in 1966, I continue to serve the firm as an External Advisor and a member of the APAC Investment Committee following my retirement in 2025. In these roles, I remain committed to identifying and delivering high-quality real estate investment opportunities for clients across the region.

HyStat

In 2026, I co-founded HyStat Co., Ltd. alongside leading global scholars in finance, real estate, economics, and technology. As the founding CEO, I lead initiatives to accelerate the adoption of next-generation technologies out of Japan and facilitate the introduction of globally sourced innovations—spanning software, analytics, and services—into the domestic market.

MET Fund II

I serve as a Strategic Advisor to an MIT-originated venture capital fund investing in real estate and construction technology startups. My responsibilities include supporting equity fundraising and sourcing high-potential investment opportunities across Asia, leveraging both global institutional networks and deep market insight.

Advisory

With nearly four decades of business experience in global and Japanese markets, I provide strategic advisory support to organizations operating at the intersection of real estate, finance, and technology.

MIT Center for Real Estate / Asia Real Estate Initiative

I serve as a Regional Director of an initiative dedicated to advancing the academic and professional resources of the MIT Center for Real Estate across Asia, helping to bridge global research, talent, and innovation with emerging regional opportunities.

RM Trust

As an external director of RM Trust—a diversified real estate operator ranging BPO, captive solutions, rent guarantee, and IT/AI systems—I focus on strengthening governance frameworks and enhancing long-term corporate value.

ARES (Association for Real Estate Securitization)

As Chair of the Real Estate Index Working Group at ARES, I contribute to the evolution and sophistication of Japan’s real estate capital markets, supporting enhanced transparency, data standards, and market expansion.

Art & Hospitality

As part of BASE-K’s broader vision, we are preparing to launch new initiatives in the art and hospitality sectors. These activities will be announced as the platform evolves, complementing our core investment and advisory businesses.

About us

BASE-K Principal, Takayuki Kiura

After graduating from Kyoto University in Economics in 1989, Taka began his career at Mitsubishi Estate, contributing to the company’s long-term strategic planning before moving into land acquisition and development in the Kobe region. These early experiences shaped his understanding of cities, capital, and the forces that drive property value and urban growth.

Seeking a deeper global perspective, Taka pursued the Master of Science in Real Estate Development at the Massachusetts Institute of Technology (MIT), completing the program in 2000. Taka then joined Heitman at its headquarters in Chicago, where he analyzed U.S. REIT markets at a time when institutional real estate investment was rapidly evolving.

Upon returning to Japan, Taka served in Investor Relations at Mitsubishi Estate and later embarked on a new chapter: establishing Heitman’s first Asian office in Tokyo in 2005. As Managing Director and Country Head, he built and led the firm’s business in Japan while helping shape its broader Asia-Pacific strategy. Over the next two decades, Taka partnered with major institutional investors—pension funds, sovereign entities, and global allocators—across Japan, Korea, Singapore, Taiwan, Brunei, and beyond. As an equity partner, he played a key role in connecting global capital with opportunities in both listed and private real estate markets worldwide.

In 2024, Taka shifted his focus to governance, serving as Senior Advisor overseeing compliance and internal audit. The following year, he founded BASE-K, a platform that brings together real estate, technology, and global networks to explore new paths forward.

His professional qualifications include ARES Master, MRICS, OCOD Compliance Officer, and NESTA-PFT.
